Day #1 of your 1031 exchange timeline is the first day after you close escrow on your relinquished property. You must identify potential replacement property by midnight of Day #45, and you must close escrow on your replacement property by midnight of either Day #180 or the due date of your federal tax return for the year in which you sold your relinquished property, whichever is earlier. Weekends and holidays are numbered and count towards your 180-day total. (Cf. Treasury Regulation §1.1031(k)-1(b)(2)).
