Your 1031 timeline begins on the date you close escrow on your relinquished property and ends at midnight on the 180th calendar day after the sale or the due date of your federal tax return for the year in which you closed on your relinquished property (including extensions)--whichever is earlier (Treasury Regulation §1.1031(k)-1(b)(2)).
